Buying Process

Start by browsing our verified listings on the Properties page. Once you identify a property of interest, click Book Tour to schedule a consultation with one of our investment advisors. We will walk you through the property details, title documents, and payment options before you commit a single naira.

No. We have a fully remote purchase process designed specifically for diaspora investors. You can complete your due diligence, review documents, and make payment from anywhere in the world. We conduct virtual site tours via WhatsApp Video or Zoom and provide GPS-tagged site photos and videos as part of our standard service.

You will need: a valid government-issued ID (National ID, International Passport, or Driver's Licence), proof of address, and a completed subscription form. For diaspora buyers, a utility bill from your country of residence and a notarised copy of your ID may also be required.

From initial consultation to allocation, the process typically takes 7–14 working days. This includes document review, payment confirmation, and beacon allocation on site. Title document processing (Survey and C of O) may take an additional 60–90 days depending on the government agency.

Yes. We offer flexible instalment plans on selected plots — typically spread over 6 to 24 months with an initial deposit of 30–50%. Note that allocation and physical site beaconing only occur after full payment. Please speak to your advisor to confirm which properties have active instalment options.

You will receive a Payment Receipt and an Allocation Letter within 48 hours of payment confirmation. Physical site beaconing (pegging of your plot boundaries) is scheduled within 7–14 working days. You will also receive a copy of your contract of sale and be updated on the title processing timeline.

Title & Documentation

Depending on the property and development phase, we provide one or more of: Registered Survey Plan, Contract of Sale / Deed of Assignment, Allocation Letter, and a path-to-C-of-O timeline. All documents are prepared by registered Nigerian lawyers and surveyors. We are transparent about the current title stage of every listing — check each property's detail page for its current documentation status.

We recommend the following steps: (1) Request the original Survey Plan and verify the survey number with the State Surveyor-General's office, (2) Confirm the land is free from government acquisition with the Lands Bureau, (3) Conduct a Search at the Land Registry, and (4) Engage an independent solicitor to review all documents before payment. Eagle Dynasty will facilitate all of these steps on your behalf if requested.

Yes. Every property we list has been subjected to a title search and government acquisition clearance before listing. We provide a Free-from-Acquisition Certificate or equivalent clearance letter for each property. However, we always encourage buyers to conduct their own independent verification for peace of mind.

Investment & ROI

Our properties have historically appreciated at 20–35% per annum depending on the corridor. High-growth areas like Ibeju-Lekki (driven by the Dangote Refinery and Lekki Deep Sea Port) have recorded even higher short-term gains. Use our ROI Calculator to model your expected returns over 1–10 years.

Land banking is the practice of buying raw or undeveloped land in a growth corridor and holding it as the surrounding area develops — driving up its value significantly. It is one of the lowest-risk, highest-return real estate strategies in Nigeria's fast-expanding urban periphery. You do not need to build immediately; simply holding a verified title in the right location can multiply your capital within 3–5 years.

Yes. Once your title documents are processed, you are free to resell at any time. Eagle Dynasty offers a Resale Listing Service to existing clients — we list your property on our platform and marketing channels at a preferential commission rate. Contact our team to discuss your resale options.

Yes. We have structured Joint Venture (JV) programmes where investors pool capital to acquire larger land parcels or fund development projects, then share in the appreciation or rental income. Minimum JV participation varies by project. Reach out to our investment team for current opportunities.

Payment & Finance

We accept: Bank Transfer (NGN, USD, GBP), USSD / Mobile Banking, and Domiciliary Account payments for diaspora buyers. We do not accept cash at this time. All payments are made directly to Eagle Dynasty Properties Ltd's verified corporate bank account — details provided at point of sale.

Cooperative and personal savings funds can absolutely be used for property investment. For pension funds (RSA), direct investment in real estate is subject to PenCom guidelines — we recommend consulting your PFA (Pension Fund Administrator) on permissible investment vehicles. Our team can work with structured investment notes that may qualify.

No. Eagle Dynasty operates a transparent pricing policy. The listed price covers the land cost. Additional known costs — typically Survey Plan processing, Legal Fees, and Development Levy — are clearly disclosed before you commit. These are industry-standard charges payable to government agencies and legal professionals, not to Eagle Dynasty. We provide a full cost breakdown in writing before any payment is made.
